What I learned on my first purchase was more valuable to me than what I learned in college. Sitting in a classroom, you only learn the theory. After the learning, you have to take action. Every situation is different, and I made a lot of mistakes on my first house, but it is a part of continuing education. An ounce of action is worth more than a ton of theory.
